The annual Dickens in Historic Downtown Plano event will be held on Friday, December 3 in Haggard Park, 901 E. 15th Street. Activities start at 6 p.m. and will conclude at 10 p.m. Come enjoy the festivities of the season with carolers, music on multiple stages and a visit with Santa! Delight in great shopping, food, handbell choirs and a variety of other wonderful entertainment that includes performances by local choirs, dance groups, carolers and more! Downtown merchants will be staying open late.

The annual Tree Lighting Ceremony takes place at 7:00pm; and Santa will be in his house to talk with kids from 6:30 to 9pm.

Annual Meeting Participation

A majority of member votes must be present in person at the annual meeting to call the meeting to order. On the date of the annual meeting our 2011 membership included twelve households which represented a total of twenty-four votes. Only two households were in attendance representing four votes. This resulted in a 16% participation rate. Therefore, we did not have a quorum and the meeting could not be brought to order.

Annual Dues were due on September 1, 2010. If you have not yet paid your dues, please do as soon as possible. This will reduce Association expenses as well as your expenses. The annual dues are $20 and they should be mailed to:

Director Nominations Wanted

The 1 year term of our four board of directors ends at the next Annual Meeting. A nominating committee will be appointed at the next Board of Directors meeting to search for homeowners who are interested in supporting and helping the community and Association. Vice President Director Position Vacancy

We currently have a vacancy on the Board of Directors for the Vice President position. In the event of any vacancies our bylaws allow the Board of Directors to appoint a successor to preside until the next annual meeting and a new election is held. If you are interested in supporting your voluntary homeowners association as an officer, please consider submitting your name for consideration by the Board of Directors for appointment to the position of Vice President.

The HOA is now accepting nominations for the Board!

We are looking for interested residents to become involved and join our Board. If you are interested or would like to nominate someone to be on the board, please contact Gene Flynn at 972-517-3615. Certain criteria will need to be met, and interested individuals will be asked to submit a short bio and application. Additional information regarding the Board positions and requirements can be found on our website. The time required is minimal and we are always searching for new voices. Late Summer Clean Up

Late Summer Flowers

Volunteers removed the weeds and cleaned the flower bed this week. Our periwinkle blooms have survived the hot summer and are still looking great. We hope everyone enjoys the view at our entrance.

Legacy Drive Brick Wall Repair Update III

After months of talking to the City about the poor quality of the brick wall repair work and requesting that the job be reworked the project has finally been completed. The following items were addressed in this latest rework:

  • The South and North corner panels at our corner on Legacy and Red River were replaced. The new replacement brick is a very close match to the existing brick resulting in a professional finished look.
  • Five additional panels with joint deterioration and one panel that had dropped along the wall east of Red River were replaced.
  • Top row lock work along several columns was completed.
  • A few of the step-and-level panels were replaced or reworked to match the contour slope design of the current wall.
  • The brick used to replace and repair the panels on this rework job are a closer match to the existing brick than the earlier repair project.

Our wall along Legacy Drive now looks as good or better than similar aged walls in the city. This would not be the case if we had not raised the issues of poor quality workmanship to the City Manager.

Please contact the City Manager or one of the HOA board members if you have any issues with the quality of the workmanship performed on the brick wall repairs. Our city officials do listen to their citizens and we can make a difference by bringing these matters to their attention.

Plano Schools Begin Monday, August 23, 2010: Watch Your Speed
School Zone Sign

Plano Schools Begin Monday, August 23, 2010. Plano Police Officers will be heavily enforcing school zones, crosswalks and speed limits to assure a safe commute to school. Remember, the children walking to school in our neighborhood are our friends' children, our neighbors' children and our own children. Please drive safely througout the neighborhood.

The Plano Police Department offers the following reminders for safe motoring throughout the school year:

  • Drive 20mph in designated zones
  • Commute around areas of school traffic to get to work.
  • Never "wave" a child across the street from your vehicle
  • Don't drop your children out at random spots along the road to school.
  • Watch for clearly marked pedetrian crossings at locations where Crossing Guards are not on duty.
  • Use carpool lanes correctly and don't unload except at the school entrance.
  • Observe and obey the Cross Guard directions.

Summer Clean Up and New Flowers

New Summer Flowers

We completed our annual summer cleanup on Friday. With the weeds removed, the flower beds cleaned, the shrubs freshly trimmed, and the newly planted periwinkle blooms our entrance at Red River and Legacy looks great.

We got off to a late start with planting our flowers this year because we waited for the City to make repairs to the brick wall on the corner. We did not want the contractors trampling our flowers. We still don't have a firm date for when they will do the repairs, however, we decided to go ahead and plant flowers to have some color on the corner. We hope everyone enjoys the view at our entrance.

Membership Update

As of June 1, 2010, Cross Creek West III HOA has only 41 paid members out of 90 residences. This represents only a 45.5% participation rate. Please encourage your neighbors to join the association, if they aren't currently members. Membership dues are only $20 a year and are used to benefit the entire neighborhood.

Legacy Brick Wall Repair Update Part II

We met with the City Manager in April regarding the quality issues associated with the Legacy Drive brick wall repair. See news article dated February 22, 2010 for a complete list of the issues.

Within one week of our meeting we received an email stating the following:

  • Acknowledgement of the deterioration of the panels on the corner and agreement to repair the corner panels with joint deterioration.
  • Acknowledgement of 5 panels with joint deterioration and 1 panel that had recently dropped along the wall east of Red River, and agreement to repair the 5 panels and replace the 1 panel that dropeed.
  • Acknowledgement of top row lock work that needs to be done.
  • Acknowledgement that the City had replaced 12 panels along the wall this year and had more brick on order to replace the recently dropped panel.

About a week and a half after our meeting with the City Manager we also met with the assistant city manager and walked the wall to point out the mismatched step and level design and the broken crowns on the columns. He agreed that this was poor quality and should be reworked. During the walk through we noticed that some repairs had already been made on the column tops where the mortar joints had been cracked.

Further updates will be provided as the rework is completed on the above items. Please contact the City Manager or one of the HOA board members if you have any issues with the quality of the workmanship performed on the brick wall repairs. Our city officials do listen to their citizens and we can make a difference by bringing these matters to their attention.

Tree Pruning Completed

Tree Pruning

We completed a major pruning of the bradford pear trees on the corner on Friday. The result is a more open look and much more sunlight for our flowers. This maintenance activity is part of our long term Tree Management program. We hope everyone enjoys the new look. Look for new flowers comming to the corner soon.

Late Winter Clean-Up

Winter Clean Up

We completed our annual winter cleanup on Saturday. Although the Silver Dust are "annuals" they are still looking good. We may be able to reuse these again this year for a backdrop of silvery white. With the leaves removed, the flower beds cleaned, the shrubs freshly trimmed, and the emerging blooms our entrance at Red River and Legacy looks great and is well prepared for our spring clean-up and spring planting later this month.

Legacy Drive Brick Wall Repair Update

Brick Wall Repair Update

After sporadic repair activity by City contractors during November thru February it seems that phase 2 of the Legacy Drive brick wall repair project is comming to a close

A brief inspection of the repairs on the wall identified several quality issues that the Board plans to take up with the City Manager. These include:

  • At lease 5 panels remain where the bottom rows of bricks have dropped out or the joints are badly deteriorated.
  • Most of the panels that were replaced were rebuilt using a step and level design which is not the way the original wall was built. The inconsistent mix of step and level panels, and contour panels that follow the contour of the ground reduces the asthetics of the wall.
  • Many column tops are now cracked from the contractors raising the panels to create the step and level design.
  • Several top caps are missing and several are not cemented in place
  • Many ruts are left on the grassy area in front of our sign on the corner. These ruts are from the fork lift that was used to carry the pallettes of brick from the drop off-site at the corner to the repair areas along the wall.
  • A small stack of broken bricks and broken wood pallette pieces were left behind at the corner.
  • None of the broken panels on the corner by the Cross Creek West sign were repaired or replaced.
  • The color of some replacement brick is a much lighter tone than the original and does not match very well.
  • In some cases the style of brick is completely difference that the other brick.

The board will talk to the City Manager and provide and update.

Winter Wonderland

Winter Wonderland

A winter storm turned our community into a winter wonderland for a few days. The storm dropped 6 - 8 inches of snow on Thursday. Plano schools were closed on Friday. Snowmen popped up throughout the neighborhood as children took advantage of their snow day. There were signs of broken tree limbs from the weight of the snow at several homes in our community.
